Quality of Facilities; Layout and Visual Appeal: 3 This RV park is down a country road out in the woods. There are lots of trees and it really feels like a campground. It is small with about 50 sites. The interior roads are paved, but the sites are dirt and right now are covered in leaves. All the surrounding trees are bare right now, but you are able to see through them onto the green rolling hills. Very lovely. This Park is hilly so some of the sites are uneven and they are all laid out weird. The park does not have a clean layout. No even rows and the sites are here and there, long pull thru next to short back-ins. No defining lines between the sites. It is hard to find the borders for each site, so you may end up on top of each other. Some neighbors are too close, and some have lots of space around them. I never likes these weird lay outs. It makes it uncomfortable. You hold your breath wondering if you are going to get a bad neighbor and how close is he going to set up next to you. But since the park is not busy at this time of the year you have no neighbors so it is quite private.
Location: 4 Located outside of town on a country road. We are out in the country where there are lots of trees with flower blossoms and rolling hills with green grass. It’s quite scenic. We are close to the historical homes we want to visit and close to Charlottesville.
Noise/Quiet: 3 Some traffic noise, but quiet at night. Park is almost empty, so ther are no screaming kids our loud neighbors. Very nice and relaxing.
Staff: 3 It was being run by a young couple who were friendly and accommodating.
Amenities: 3 Full hook-ups, but no cable TV and we get only a few channels with our antenna. I was able to watch some of LOST, but most of the show was broken up (I really don’t like that new digital set up). There is FREE WiFi, with easy connection, but the signal is so weak that we barely get our e-mail and I can get on Facebook, but can’t move around in it. We had to go downtown and find a WiFi Café to get anything done.
Recreation: n/a There is a pool way in the back. Did not check it out. No organized activities or events.
Laundry Room: 3 Nice and spacious and clean. Machines look old and
Comfort Station: 3 Typical KOA bathroom. Clean and boring. Shower stall is that small vinyl cheap deal that always look worn out. Stall has shower curtain. Dressing area is cramped, but private with solid outer door, bench and enough hooks. Water is hot and pressure is good.
Assigned RV Site: 3 We were assigned a site but were given other sites to check out if we didn’t like the one given us. We stayed with our assigned site. It was sort of a curved pull thru with the door side facing the woods. Next door was a back-in site that could possibly block us in if the trailer was parked a certain way. But we were assured that no one will be there during our stay. So that made our site spacious and private with a great view and a woodsy feeling.

Dates: April 20 – 22, 2010 (3 nites at $40/nite)
Quality of Facilities; Layout and Visual Appeal: 5 This is an excellent RV park. It is deep in the country in between two farms. It is up on a hill and overlooks the valley and a beautiful few of the mountains. This is a small park with about 75 sites. All sites are level with gravel and grass all around. There are very few trees and no shade. But the views around this park are so beautiful you don’t want the trees that will block these views. It is quiet and peaceful and so relaxing. It is not a park for children as there are no activities for them. This park is very clean and well manicured. The only bad thing is the smell of manure when they spread it on the pastures. But this only happens a few times a year. We happened to be there during one of the spreading’s. We have the same thing at home, so we are used to it and did not mind it. The owner came around and apologized to all of the guests.
Location: 5 The park is out in the country and away from major highways. It was close to our destination on this trip (Luray Caverns). And close enough to the town of Luray.
Noise/Quiet: 4 Some traffic noise, occasional plane and we can hear train horns in the distance. You can hear the farm animals, like sheep, cows and donkeys. It is so cool!
Staff: 5 The owner checks you in. A very nice, personable and accommodating woman with a strong accent. She explained all the sights that are in the area and walked by site to make sure were didn’t need anything. Also came by to apologize about the manure small.
Amenities: 4 Full hook-ups, no cable TV (@5 channels on antenna). Excellent WiF with easy connection, strong signal, great connection!
Recreation: 3 No scheduled activities. There is a pool, but it was closed due to season. There is also a pavilion for clubs, playground and a big field for ball games.
Laundry Room: 3 Small room
Comfort Station: 3 In a nice modern building. Bathrooms are small, with only two showers. Shower curtain over a good size, clean, vinyl stall with shelves. Another curtain across the dressing area. Small with plastic chair and some hooks. Lots of hot water and good pressure. Con is the entrance door has a large window that is not covered. Also other uncovered windows. No privacy in the whole room. Also not enough showers for this big of a campground.
Assigned RV Site: 5 Our site was out in the open with no trees, but in this case we wanted the open views and not have anything blocked by trees. There was no shade, but the weather was very pleasant this time of the year you did no need to be shaded from the hot sun. We had a gorgeous view of the valley and open pastures and beyond that; the mountains. It was so peaceful and relaxing. Our site was gravel with grass on both sides. It was very spacious with lots of space between neighbors. On this trip we did not have any neighbors.
